Basement Planning in Mississauga

Mississauga's dense mix of 1960s-80s suburban homes and newer high-density condos makes it one of the most active renovation markets in the GTA.

Port Credit and Streetsville carry much of that older, established character, while Erin Mills and similar newer areas add more recent suburban and condo growth to the mix.

What Mississauga Says About Second Units

Every municipality writes its own rulebook for basement apartments, and Mississauga is no exception. It is not exciting reading, but it is far cheaper than finding out the hard way. Here is what the City of Mississauga published on its own page when Reno Rise reviewed it (September 2026).

  • Second units (basement apartments, in-law suites and similar) in detached, semi-detached and townhouse properties must be registered under Mississauga’s Second Units Registration By-law.
  • Registration is done by email: proof of ownership, a copy of the second unit building permit signed off by all City inspectors, and the registration form.
  • The City says there is no fee to register. Building permits, fire inspections, design work and construction still cost money.

Read the source before you plan: City of Mississauga: additional or second unit information. Rules, fees and program deadlines change, so confirm with the municipality. Mississauga is outside the City of Toronto, so Toronto Building’s rules do not apply; the legal secondary suite guide explains the general considerations.

Whatever the age of the house, the plan starts the same way: measure the ceiling height, look for signs of moisture, and decide whether you want a finished basement or a self-contained suite. Get those answers early and the rest of the project gets calmer. See basement renovation planning, underpinning, waterproofing and egress windows for the most common issues.
